Seriously. You don't need to have the house cleaned up, the projects finished, or even know exactly when you want to move before you call me. In fact, I'd rather you didn't.


The earlier I'm involved, the more strategic we can be about what happens next. Maybe there's a project worth tackling — or one I think you should skip altogether. Maybe the landscaping looks incredible right now and it makes sense to get exterior photos even though you aren't planning to sell until spring. Maybe you have six months and would rather chip away at things slowly than try to do everything two weeks before a photographer shows up.


And when it comes to the actual prep, you get to decide how involved you want to be. Want to hand me the keys and say, “Tell me when it's ready”? I can do that. Want me to walk through the house, make a plan, connect you with the right people, and let you take it from there? That works, too. Most sellers fall somewhere in between.


My job isn't to walk into your house and hand you an expensive wish list. It's to figure out which changes will actually matter, where your time and money are best spent, and how to position your home so that when it does hit the market, we're ready.

Prepare with Purpose

The goal isn't to make your home perfect. It's to figure out what will actually make a difference when it's time to sell.


I'll walk through your home with you and help prioritize what should be done, what can stay exactly as it is, and where your time and money are best spent. That might mean repairs, paint, decluttering, staging, landscaping - or telling you to skip the project you were convinced you needed to do.


And you choose how involved you want me to be. Hand me the keys and tell me to call you when it's ready, or take the plan and run with it yourself. I'm good with either - and everything in between.

Price + Position Before We Launch

You only get one first day on the market. I don't like wasting it.


Pricing isn't just about pulling comparable sales and picking a number. It's about understanding the home, the competition, current buyer behavior, and how your property fits into the market right now.


And when timing allows, I like to start gathering information before your listing ever goes live. With your permission, I may quietly network your home within my local agent network and create some early interest. Sometimes that uncovers a buyer. Other times, it gives us valuable feedback about positioning and price before there's a public market history attached to your home.


The goal is to launch at a price the current market can support - rather than using the market to discover the price after the fact.

Make the First Impression Count

Once your home is ready, it's time to make people notice it.


Professional photography is a given. Depending on the property, that may also mean video, drone photography, twilight photos, floor plans, or other ways to showcase what makes your home special. From there, I'll build the marketing around the property - not force your home into a one-size-fits-all plan.


The goal isn't just to put your home everywhere. It's to present it in a way that makes the right buyer stop scrolling, take a second look, and want to see it in person.

From Offer to Sold

Getting an offer is exciting. Getting you successfully to settlement is the actual goal.


I'll help you evaluate each offer beyond just the price — because the number matters, but so do the terms, timing, financing, contingencies, and likelihood that the deal actually makes it to the finish line.


Once you're under contract, I'll stay on top of the details, deadlines, inspections, appraisal, communication, and whatever else comes up along the way. You'll know what's happening, what needs your attention, and what I'm already handling behind the scenes.


The goal is simple: the strongest outcome possible, with the fewest unnecessary headaches between “For Sale” and “Sold.”
