Before we start talking listings, I want to know what you're actually looking for - and sometimes that takes a little figuring out.


Tell me what matters to you. Send me the house you loved that sold six months ago. Show me the kitchen you can't stop thinking about or the neighborhood you keep driving through. Tell me your non-negotiables, your wish list, and the things you absolutely don't want.


And if there's a house you've been quietly watching, send me that address, too. Maybe they're planning a move, thinking about retiring, or would consider selling for the right number. Just because a house isn't on the market doesn't always mean it's not for sale. Sometimes it's worth asking, and I'm happy to be the one who asks.

Before we start looking at houses, let's sit down and talk about you — what you're looking for, what matters most, your budget, your timeline, and anything else I should know. We'll go through the buying process, talk about what's happening in the market right now, and start narrowing down what “the right house” actually looks like for you. Bring your questions — even the ones you think you're supposed to already know the answers to.


By the time we're done, you'll know what to expect, what happens next, and we'll have a plan for finding your home.

Let's Talk Numbers

Before you fall in love with a house, it helps to know what the numbers actually look like.

A solid pre-approval gives you a clear picture of your buying power, what you're comfortable spending, and what your monthly payment could look like. It also means that when the right house comes along, you're ready to move.


Already have a lender you love? Perfect. If not, I'm happy to connect you with trusted local lenders who can walk you through your options and help you decide what makes the most sense for you.

Let's Go House Shopping

This is where the fun starts.

I'll keep an eye on the market for homes that fit what you're looking for, but don't wait for me — if you see something you like, send it my way. Even if you're not sure it's the one, sometimes seeing a house in person helps you figure out what you do (and definitely don't) want.


And remember, you can send me homes that already sold, too. The more I learn your style, the better I get at spotting the ones that feel like you.

Your Found One. Now Let's Make a Plan

No two offers, or sellers, are exactly alike. Maybe it's an old-fashioned “let's negotiate” deal, a six-offer situation, or an off-market home where the seller needs a little convincing. The strategy changes with the situation.


Of course the number matters (the number always matters) but sometimes the other details matter just as much, or even more. I'll walk you through what I'm seeing, explain your options, and give you my advice.


And then I'll say the thing my clients hear from me constantly: “At the end of the day, it's your decision. I'll do whatever you want, but…”


Because it is. You decide what feels right for you, and I'll do everything I can to make it happen.

Inspections: Let's See What You're Buying

Once your offer is accepted, things move pretty quickly. I'll help you get inspections scheduled, make sure you know what needs to happen and when, and be there throughout the process so you're never left wondering what comes next.


And here's the thing about inspections: the goal isn't to find a perfect house. They don't exist. The goal is to understand the house you're buying.


Once the reports are in, I'll help you sort through what matters, what might sound scarier than it actually is, and what deserves a closer look. Depending on the contract, the findings, and the situation, I'll talk you through your options and help you decide how you want to move forward.


And if there's an opportunity to negotiate repairs, credits, or something else with the seller, I'll handle that part for you.

Closing Day -- You Made It!

By the time closing day arrives, most of the hard work is already behind you. I'll stay on top of the details leading up to settlement, coordinate with your lender and title company, and make sure you know exactly what needs to happen before you get there.


We'll do a final walkthrough of the house, make sure everything looks the way it should, and handle any last-minute questions or surprises that come up.


Then it's time to sign the paperwork, get the keys, and officially make it yours.

And yes, I'll absolutely be there for the obligatory keys-in-hand photo.
